1. Documents first
The Energieausweis (energy certificate) is mandatory already in the listing. Also prepare: land register extract, floor plan, living space calculation, and for condos the owners' meeting minutes.
2. Realistic pricing
Compare similar properties in your city. An inflated price makes the listing go stale — later reductions look suspicious to buyers.
3. Professional exposé
Bright daylight photos of every room, floor plan, exact data: area, year built, heating, energy class. Honesty saves later disputes.
4. Safe viewings
Individual appointments look more serious than mass viewings. Don't hand over documents before genuine interest is confirmed. Put valuables away.
5. Sale only via notary
In Germany, a property sale is only valid with notarial certification. No "reservation fees" to strangers.
