From application to move-in — everything you need to know about renting.

Prepare documents

Collect: Schufa report, proof of income for the last 3 months, tenant self-disclosure, references from previous landlord. Complete documents increase your chances.

Viewing

Check the condition: heating, water pressure, windows, doors. Photograph existing damage. Ask about additional costs, deposit and notice period.

Review the contract

Read every paragraph. Pay attention to: utility prepayment, deposit (max. 3 cold rents), cosmetic repairs clause, pets, subletting.

Handover protocol

Always make a written handover protocol with photos. Note all damage. Without a protocol, you can be held liable for pre-existing damage when moving out.

Deposit and utilities

The deposit may be a maximum of 3 cold rents. It can be paid in 3 installments. Compare utilities with similar apartments — too high is a warning sign.
